Chatham Boro

Named by Money Magazine in 2005, as “One of the Top Ten Places to Live in the United States,” Chatham is located 25 miles west of New York City, in southern Morris County. People living in Chatham tend to stay in Chatham their whole lives.  Generations of families, dating back to the town’s earliest inception, are still here and thriving.  And it is, in part, this sense of history that is bringing in new families all the time. While it is a very modern town in its amenities and services, it still possesses a lot of the old-world, village charm that brought the original families here in the first place. Chatham is actually made up of two distinct areas;
Chatham Borough and ChathamTownship, – collectively called Chatham (aka "The Chathams").

Chatham Borough consists of the 2.4 square miles surrounding the quaint downtown.  Residents in the Borough can walk to town and the train station and the homes tend towards variations of Victorian architecture, with neatly, well-manicured lawns.  

No matter in which Chatham you reside, commuting to New York City and other nearby metropolitan areas is quite convenient. Located on New Jersey Transit’s Mid-Town Direct line, trains go straight into New York’s Penn Station or Hoboken Terminal. Additionally, there are many bus routes servicing the area and Interstates 78, 287 and the Garden State Parkway are close by.
Chatham Borough’s downtown features many unique shops and restaurants, and there are many other shopping facilities nearby, such as the Short Hills and Livingston Malls.

The Chatham Regional school system is very highly ranked, with the high school recently placing 12th on New Jersey Monthly Magazine’s list of top schools in the state.
The Library of the Chathams is a great resource to residents and nearby Drew and Fairleigh Dickinson Universities offer additional classes and cultural opportunities.  Many outdoor recreational facilities are accessible to residents, such as, the Great Swamp National Wildlife Preserve, Jockey Hollow, Loantaka and the Morristown National Historical Park.

Insurance >Title Insurance for Owners

If you finance your home, the lender will require you to purchase title insurance for the amount of your mortgage. You will be given the option of increasing the coverage to include your equity in the property. The owner's coverage fee is a one-time charge that protects your equity in your new home, including its appreciated value. Most experts agree that the additional coverage is a good idea.

Before your sale is finalized, the title company will inspect the public records and confirm the sellers' ownership of the property. They will look for any liens that may have been filed against the property, and that must be paid off before it can be sold. Even the most careful search, however, cannot guarantee that there was not an error at some point in the transfer of title during the chain of ownership. Title insurance is one of those things you will probably never need, but if you do, you will be very glad you have it!
